The Seaside Villas Complex consists of 24 single-family houses with private plots and controlled access. The houses are located on a plot with a total area of 8611 square meters, which is divided into 20 plots and an internal street. The plots range from 300 m² to 573 m². Three types of houses are offered: Type "A", Type "B", and Type "C", each with two floors, and either two or three bedrooms. The built-up areas are as follows: Type "A" – 104.10 m², Type "B" – 127.11 m², and Type "C" – 151.12 m². Type "A" houses consist of two houses located on a single plot, with a shared building. The spacious veranda, offering an incredible view of the sea, is not included in the total built-up area. Each house comes with its own plot, except for Type "A" houses. The plot of each house includes a parking space and a yard ranging from 178 m² to 364 m². Due to the terrain's elevation, the complex is designed with terraced levels, offering stunning panoramic views of the sea from every house.

Location
The complex is located on the first line of the central beach in Ahtopol.
Ahtopol is the southernmost town on the Bulgarian Black Sea coast. It is located in Southeastern Bulgaria, in the Tsarevo Municipality, Burgas District, 17 km north of the Turkish border, 77 km southeast of Burgas, and 14 km from Tsarevo. The town is situated on a rocky peninsula on the Black Sea coast, at the eastern foot of the Strandzha mountain. Its land is part of the territory of the Strandzha Nature Park. The town has the most sunny days compared to other parts of the Bulgarian Black Sea coast, and the water temperature is higher (around 25°C). The beach of Ahtopol lies in a beautiful bay surrounded by green slopes, covered with fine sand, 2 km long and 25 meters wide.
The complex offers a combination of rich nature, the sea, the mountains, and peaceful beaches, making it an exceptional place for living and relaxation for families and people seeking tranquility and seclusion.
Materials and Technologies
Architectural Part
The complex is designed with three types of houses – Type A, Type B, and Type C. All houses are two-story with a flat roof and no basement. The built-up areas of the houses are as follows:
Type A: 104.10 m² and 105.50 m²
Type B: 127.11 m²
Type C: 151.12 m²
Each house includes a veranda ranging from 15.50 m² to 16.35 m², which is not included in the total built-up area of the house.
Architectural Solution for the Houses:
Type A: The first floor consists of a large living room with a kitchen and dining area, a bathroom with a toilet, a staircase, and a veranda. The second floor has two bedrooms, a bathroom with a toilet, a utility room, a staircase, a corridor, and a terrace with granite flooring.
Type B: The first floor consists of a large living room with a kitchen and dining area, a sanitary room, a storage room with a separate entrance at ground level, a staircase, and a veranda. The second floor has two bedrooms with private bathrooms and toilets, walk-in wardrobes, a staircase, a corridor, and a terrace with granite flooring.
Type C: The first floor consists of a large living room with a kitchen and dining area, a sanitary room, a storage room, a staircase, and a veranda. The second floor has three bedrooms, two bathrooms with toilets, a dressing room, a utility room, a staircase, a corridor, and a terrace with granite flooring.
Construction
The building features a reinforced concrete load-bearing structure in accordance with European construction and design standards (Eurocode).
Foundation
All foundations are waterproofed with two layers of liquid waterproofing.
Walls
Facade Walls: Porotherm brick masonry, 25 cm thick, with external insulation (EPS – 10 cm). On the inner side, there is Knauf plasterboard lining and partial gypsum plastering.
Internal Partition Walls: Porotherm brick masonry, 12 cm thick, with Knauf plasterboard lining and gypsum plastering.
Roof
Flat reinforced concrete roof with self-adhesive vapor insulation, XPS thermal insulation (10 cm), and two layers of waterproofing – Starpol Plus 4 mm and Starpol Plus Mineral P 5 kg.
Windows
Five-chamber PVC windows by Profilink, with six-chamber water-resistant sashes, Siegenia fittings (Germany), double glazing (24 mm B/4 seasons) suitable for the location and thermal characteristics of the project. The facade windows will be anthracite matte on the outside and white inside.
Thermal Insulation
According to the thermal calculations for the facade walls, EPS – 10 cm from Saint-Gobain Weber Isover.
Facade Materials
Two types of materials have been used for the facade design:
Thermal panels (EPS 10 cm) and factory-pressed Polish clinker tiles – gray-melange color,
Thermal panels (XPS 10 cm) with clinker tiles on the base and thermal insulation from EPS 10 cm under structural decorative plaster Carbon Fassadenputz (new generation, reinforced with carbon fibers, in two colors: gray-blue and white).
Entrance Doors
For Type A Houses: Hormann (Germany) Thermo46 entrance door with vertical glazing, anthracite color, steel panel (65 mm thick), U-value=1.1 W/m²K, thermal threshold, hinges, 5-point lock, and stainless steel handle.
For Type B and C Houses: Porta Doors (Poland) Energy Protect entrance door, glazed, anthracite color, internal core made of expanded polystyrene in a wood frame covered with steel. U-value=1.1 W/m²K.
Access Control
Access to the complex will be via a main gate with remote control for vehicles and pedestrians. There will also be additional pedestrian access with an individual chip through the gate between houses No. 1 and No. 20.
